The new launches of HDB flats, which will be up to 23,000, will subdue demand for resale flats, said PropertyGuru.
In a statement, the asking prices for HDB resale flats went up 0.9% quarter-on-quarter from the second quarter of 2022 to third quarter of 2022.
The slowdown in price growth seems to be affected by cooling measures launched last year.
“For HDB-granted loans, the Loan-to-Value (LTV) limit was also cut from 85% to 80%. Furthermore, the 15-month wait out period for private homeowners purchasing HDB flats would also likely have dampened demand during the fourth quarter,” said PropertyGuru.
